Whether a first time purchaser, consummate investor or a refinance of an existing note, Beacon Point Mortgage  Solutions, LLC has the right product in store for you. With our Residential Investment Property Loan, you can get funded  from $250k - $2.5MM. These are small balance loans that your bank is not funding with short processing times as little as 45 days. LTV's on purchases are as high as 80% and refinances as high as 75%. See specifications at the right sidebar.

In order to start processing, we must be presented with a Letter of Intent and  a complete application which involves the following required items:

  • Completed Loan Application

  • Confirm: Accurate Value, Market Rents/month, Annual Taxes and Annual Insurance ; # of investment properties owned and # of years of experience managing investment properties.

  • Schedule of Real  Estate  Owned.

  • Tri-merge Credit report (we can pull with wet signed Application).

  • Operating Agreement (2 years and YTD)

  • Rent-roll (if multi-tenant property).

  • Executed Leases for Commercial Units.

  • Personal Financial Statement (for loans > $1MM).

  • Purchase & Sale Agreement (if applicable).

  • Personal and Entity Tax Returns if desiring the best pricing with FICO 700+.
